NOTICE OF PUBLIC HEARING ON INTRODUCTORY LOCAL LAW NO. 1 OF 2026 OVERRIDING THE TAX LEVY LIMIT ESTABLISHED IN GENERAL MUNICIPAL LAW § 3-c
PLEASE TAKE NOTICE that on Monday, the 16th day of March, 2026, at 7:00 p.m., or as soon thereafter as the matter can be heard, a Public Hearing will be held before the Board of Trustees of the Village of Maybrook, New York, at Village Hall, located at 111 Schipps Lane, Maybrook, New York, to consider Introductory Local Law No. 1 of 2026. The purpose of this Introductory Local Law is to allow the Village of Maybrook to adopt a budget for the fiscal year commencing June 1, 2026 that requires a real property tax levy in excess of the “tax levy limit” as defined by General Municipal Law § 3-c. The proposed law is available for public review in the Village Clerk’s office during normal office hours.

PLEASE TAKE NOTICE that the Village Planning Board of the Village of Maybrook will hold a public hearing at the Village of Maybrook Village Hall, 111 Schipps Lane, Maybrook, NY 12532 on February 23, 2026, 2026 at 7:00 p.m. or as soon thereafter as possible on the application of Galaxy Limited to consolidate thirteen (13) existing parcels containing approximately 217.22 acres of property and subdivide the total tract into six (6) lots for the establishment of a business park at the former Maybrook Rail Yard. Lot 6 consists of 125 acres in the Village of Maybrook which together with 146 acres in the Town of Montgomery will leave 271 acres total remaining vacant. Lot 5 will consist of a roadway to be dedicated to the Village of Maybrook. Lot 4 will be utilized to mitigate potential impacts to wetlands and will remain vacant. The clearing, grading and construction of a roadway, which includes drainage structures, stormwater management ponds, wetland disturbance and mitigation, and all utilities to serve the subdivision are proposed in conjunction with the subdivision approval, as well as clearing and of Lots 1, 2 & 3 and rough grading of Lot 3 to be utilized as a staging area.

PLEASE TAKE NOTICE that the Village Zoning Board of Appeals of the Village of Maybrook will hold a public hearing at the Village of Maybrook Village Hall, 111 Schipps Lane, Maybrook, NY 12532 on February 2, 2026 at 6:00 p.m. or as soon thereafter as possible on the application of Kelvin Morocho seeking area variances in connection with a proposed two family dwelling unit located at 302 Tower Avenue, Maybrook, NY (SBL 109-2-27). The applicant seeks a variance of the minimum access drive width from 20 feet to 18.7 feet and minimum parking aisle from 24 feet to 20 feet.
